SevenCapital restarts construction at £500m Kensington development



SevenCapital has restarted construction work at its 462-home development 100 Kensington on West Cromwell Road, W14, valued at a GDV of £500m.


It comes after construction brand Ardmore Group, which was building the site for SevenCapital, fell into administration in June.

Seven Capital has now stepped in through its own subsidiary to complete the project.

Located on a 1.7 hectare site with an architectural masterplan by John McAslan & Partners and detailed design by Corstorphine & Wright, 100 Kensington will deliver the only new vertical village in the Royal Borough of Kensington and Chelsea comprising 462 new homes, including 276 market sale apartments and 186 affordable homes.

There will also be a leisure, community, retail and commercial premises.

The new development is now over 30% progressed and includes The Oria Tower, a 29-storey landmark providing 129 market sale apartments and penthouses, alongside three mansion buildings, inspired by Kensington’s Victorian and Edwardian mansion blocks.

The topping out of the 29th storey tower is scheduled for October 2026, with phased completions of the various buildings planned for the final quarter of 2027 and final build completion of 100 Kensington anticipated for the beginning of 2028.

There has already been almost £40m worth of early off-plan sales in The Oria tower, the first building at 100 Kensington where an “early bird” sales release has commenced.

The Ellery, the first mansion building offering market sale apartments, is scheduled for an early off-plan launch in September 2026.

SevenCapital is a 50:50 joint venture partner on the Kensington scheme with MARK Capital Management.

James Moody, COO at SevenCapital, said: “Whilst construction works on the 100 Kensington scheme were forced into a temporary pause due to the administration of Ardmore Group, we are pleased to confirm that the works have now recommenced under a new main contractor, Seven Capital (Woodrow) Ltd — formed under the management of the SevenCapital Group.

“We had previously been aware of some of the financial issues facing Ardmore, which allowed us the time to develop a solid contingency plan to secure the completion of 100 Kensington should the effective administration happen, and at the same time diversify and extend SevenCapital’s capabilities for future schemes.

“100 Kensington is now back on track and currently scheduled for completion by the end of 2027.

“The development to date has seen an ongoing steady flow of off plan sales and this positive news about the future of the development will help to maintain buyer confidence prior to the main launch of built product on the site, anticipated next year.”
